About SA Home Loans

SA Home Loans is truly a one-of-a-kind specialist mortgage provider that believes in its purpose of changing people’s lives through home ownership.

They strive to make it possible for all South Africans to own their own home and they’ve certainly been doing a fine job over the last 23 years!

SA home loans, the basics

They offer flexible property finance that’s centred on providing mortgages that are competitive. They’re the only non-bank home loan provider in the country, leveraging the process of securitisation.

This involves pooling together mortgages to create something called a security and offering these for sale to the debt capital market. They then use the funds to secure the short-term funding needed.

SA Home Loans, through the use of this securitisation, are able to link buyers to the capital debt market and skip the banks who are usually the middle link.

SA Home Loan’s shareholders

Many people know SA Home Loans from their inspirational advertisements. We all love seeing deserving people make their dream of homeownership a reality but, for all of their success and clout, few know who actually owns the company and how they operate.

Standard Bank owns 50% of the company followed by an equal split of 25% between Bolatja Hlogo Consortium and the Public Investment Corporation.

Not a bank - clearing up misconceptions

SA Home Loans is not a bank and offer home finance to the public by leveraging the unique finance model described above, the only one of its kind in the country.

When you approach them to finance your home, they will do everything in their power to get the deal approved and finance the purchase.

The SA Home Loans - Capitec partnership

If you’re a Capitec client you may be aware that they don't offer home loans. This is quite a disadvantage as their clients would have to turn to their competitors for home finance.

This has been resolved by the SA Home Loans-Capitec partnership. Capitec customers are referred to them for home finance.

SA Home Loans Services

Specialist mortgage products aside, SA Home Loans can offer you three products: their 20-year, 30-year, and 23-year home loans.

SA Home Loans 20-year bond

This is their standard home loan product and offers you a variable interest rate bond over a 20-year period. Whether you're purchasing your first home or want to switch to an SA Hoem Loans bond, this product is for you.

The interest rate will be dependent on your credit profile, so if you have a healthy credit rating and the required affordability, you’ll secure the most competitive rate.

The 30-year home loan product

For those who still want to make their dream of owning their own home a reality but have issues with affordability, their 30-year home loan is a real blessing.

While a longer term will lead to a higher cost overall, for those with lower incomes, this is a viable solution.

Interest rates are still variable as with the 20-year home loan and are tailored to our individual credit profile. This product is not available to those who want to move their bond from a bank to SA Home Loans and is only for clients under 45 years of age.

Their 23-year Home Loan

SA Home Loans’ 23-year bond is truly a unique product and the only one of its kind on the South African market. It allows you to finance the purchase of a property and pay only the interest on the loan for the first three years.

After these 3 years, you will begin to repay the interest plus the capital amount borrowed as per the standard 20-year mortgage. What makes this product great is that you may make extra payments toward the home loan during these first three years and reduce the amount owed based on affordability with no penalties.

What is a 100% home loan?

A 100% home loan, a home loan feature offered by SA Home Loans, is simply the option to finance a home without having to put down a deposit. This means that even those who have no savings have the option to secure funding for a home.

How to apply for a home loan

If you’re ready to buy a home, great! While you may want to rush around and view all the homes available in your dream location, doing some basic calculations first is the best approach.

Specifically, you should find out how much you can afford to spend on a property based on your income. You can do this by using an affordability calculator or by applying for pre-approval. SA Home Loans has a simple affordability calculator on their website that you can make use of right now.

Contact SA Home Loans to speak to a consultant and ask them to assist you in determining affordability, they will certainly be happy to help.

Once you have an amount in mind you can start house hunting and once you sign an offer to purchase you can approach SA Home Loans for bond approval.

Before applying for a home loan:

  • Check out how much you can afford to pay toward a bond
  • Decide on the type and location of your home
  • Check your credit score
  • Repay existing debts to increase your chances of approval
  • Speak to your spouse or partner to ensure you’re on the same page
